Who we are

Premium Yard and Home LLC is a real estate investment company. We buy single-family homes directly from owners. We are not a real estate brokerage, we do not list properties for sale, and we do not provide landscaping, yard maintenance, or home-repair services.

Nothing here is an offer

This website is information. Sending us a message, and our reply to it, does not create a contract, an agency relationship, or an obligation for either of us. We make an offer only in a written purchase agreement, and only after we have looked at the property.

Estimates are estimates

Any price we mention before a written agreement is a starting point, not an appraisal and not a promise. We do not represent the value, condition, or legal status of any property as fact unless we have verified it, and we tell you what we have and have not verified.

We may assign the contract

We are an investor that buys properties, and we may assign our purchase contract to another buyer before closing. A signed purchase agreement says so plainly, along with your right to cancel during the inspection period and the closing date we agreed to.

Buying and selling involves risk

Real estate transactions involve legal, tax, and financial consequences that depend on your situation. We do not give legal, tax, or financial advice. Consider having a lawyer and a licensed title company review anything you sign, and confirm your own tax position with a professional.

Buyer list

Joining the list does not entitle anyone to a deal, and it does not obligate us to offer one. We email the list only when a purchase contract has been signed, and you can ask to be removed at any time.

Using this site

Do not use the forms to send unlawful, misleading, or abusive content, and do not attempt to disrupt the site. We may remove submissions and block access if someone does.

No warranty

The site is provided as it is. We work to keep it accurate and available, but we do not promise that it will always be online or free of errors.
